HSAI designed and executed strategic exterior and interior renovations for AFIAA Foundation for Real Estate Investments to update the look of this 8-storey prime mixed-used office tower of 121,600sf on University Avenue, downtown Toronto. Changes include a new double curved-shaped metal canopy that echoes the north entrance of nearby Art Gallery of Ontario, new banner building signs, new retail sign boxes, new planters, new retail walkway paving, new exterior lights, common lobbies and washrooms and loading area refurbishments.

Shortly after the $0.5M upgrades, the building was sold at a profit of over $5M.
